Topaz has established itself as a respected name in real estate since 1991. We focus on property investment and related services. Our primary revenue streams come from rental income and property management services for our extensive portfolio. Our extensive project portfolio is a testament to our experience and capabilities. We have participated in the construction of over 4,000 single-family homes, 750 residential fix-and-flips, and 360 apartments. We've also successfully developed raw land into subdivisions, showcasing our diverse range of projects and our ability to deliver results.
Topaz was started by Cypress Tree International Inc. in 1991. Cypress Tree was exclusively involved in Central America. In 2024, Cypress Tree and Topaz merged to form one company: Topaz International Inc.
Geographic Reach and Investment Strategy
While headquartered in Ohio, Topaz's investment scope extends across the United States and into Central America. This broad geographic reach allows us to capitalize on diverse market opportunities and mitigate regional risks. We do not do business in Canada.
Vertical Integration
Our business model is vertically integrated, with in-house companies handling various aspects of property management:- Maintenance
- Repairs
- Renovations
- Enhancement projects
Long-Term Value Creation
Topaz's philosophy stands in stark contrast to the industry practice of "cannibalization" - where subpar repairs are made to cut expenses at the cost of long-term asset value. Instead, we are committed to:- Maintaining property quality
- Enhancing asset value over time
- Prioritizing long-term appreciation over short-term gains
Sources of Capital
We source capital for our projects using three primary methods of funding:- Investors: We do projects with investors. Typically, the investor puts up 20% of the project's financing, and we put up the remaining 80%.
- Banks & Private Equity: We obtain bank or private equity financing.
- Self-Funding: A large percentage of our projects are self-funded and involve no outside sources of capital.
