At Topaz, our property management services naturally evolved as an extension of managing our own properties. While we don’t operate as a traditional property management company, if you're a real estate investor with 20 or more properties and are seeking reliable management, repair, and maintenance, we invite you to reach out and explore how we can support your portfolio.

We can provide property management services in the following areas:

Northeast Ohio Counties

  • Stark
  • Tuscarawas
  • Holmes
  • Summit

Southern Alabama Counties

  • Baldwin
  • Mobile

Pricing

We perform our property management services based on a percentage of the gross rents collected. We have two tiers of pricing:

  • Tier 1
    Class C Properties – 8%. Tier 1 pricing applies to Class C residential properties. The classification is at our discretion.
  • Tier 2: All Other Properties – 6.5%. Tier 2 pricing applies to all other properties within our scope of work. The classification is at our discretion.

NOTES
  • We do not manage Class D or commercial properties.
  • It should be noted that we are selective about which landlords we work with. We are interested in working with property owners who share our goals and objectives.

  • Reduce Expenses: We reduce costs by managing maintenance and repairs in-house, guaranteeing high-quality workmanship and consistent standards across all projects. By using premium parts and components, we ensure that our repairs are durable, minimizing the need for future maintenance.
  • Enhance Property Value: We boost property values by prioritizing regular upkeep, using high-quality materials, conducting routine inspections, enforcing community standards, and employing a skilled labor force. This proactive approach maintains property appeal and long-term value.
