Finding people to perform maintenance and repair on real estate is becoming increasingly difficult. This problem is where Topaz can be of great benefit to you. We handle your maintenance from beginning to end. Simply turn the problem over to us*.

Here’s what that means:

  • Your Property Manager reports the problem to our company by phone or using our proprietary software.
  • Let us know the address, the nature of the problem, and the name and telephone number of the Tenant.
  • We make the contact. We set the appointment.
  • At the initial appointment, we diagnose and estimate the cost to repair. If the repair is going to be greater than $300, we'll contact your Property Manager for approval; otherwise, we will make the repair without contacting them.
  • When the repair is complete, we take photos. We will send you an invoice along with the photos via email.
All our repairs are guaranteed as stated on the invoice. The warranty for each item is different based on what work we performed.

*To benefit from our maintenance services, you must be under an annual maintenance contract with Topaz International Inc.





Our proprietary software also gives your Property Manager access to reports:

  • Status Report – Gives your Property Manager the status of everything in our pipeline pertaining to your work.
  • Unpaid Invoice Report – Lets your Property Manager know what has not been paid.
